Apartment hunting can be both fun and challenging! Finding an apartment that’s affordable, in a good location and up to your living standards are just the first things you need to worry about when choosing the perfect apartment. Whether you’re a first-time apartment renter, or you’ve been in the game for a while, you’ll want to ask some important questions before you sign a lease and collect your keys. We’ve put together the top twelve questions renters should ask property managers BEFORE signing a lease.

What are the lease terms?

We offer one year leases.

What does it cost to move in?

Move-in costs consist of; Security deposit, Pro-Rated Rent, as well as any other Pro-rated Wi-Fi and animal charges.

Are utilities included in the cost?

Water, Sewer and Trash are included in the rental amount, Tenant pays for Electricity and Wi-Fi.

What's your pet policy?

Red Rock at Sienna Hills is a Pet friendly community, Our pet deposit is $400.00 plus $50.00 per month Pet rent.

What is your guest policy?

Guests are more than welcome, they must be accompanied by a lease holder to use any of the amenities. If they are here for more than 14 consecutive days a year they would then be considered a tenant and would need to be added to the lease agreement.

Do you require apartment renters insurance?

While Renters insurance is not required here at Red Rock at Sienna Hills, It is strongly recommended.

How do I pay the rent?

Rent can be paid either on our online portal or in person via check, cashiers check or money order.

How are repairs taken care of, especially in an emergency?

Work orders can be submitted on the tenants portal or by giving the office a call at (435) 922-2185 Moday-Friday 9AM-6PM. After hours emergencies need to contact the provided emergency maintenance number.

Is there public transportation nearby?

Sun-Tran has multiple stops near our complex.

How often does rent go up? By how much?

Red Rock at Sienna Hills is a Section 42 program. This program provides for a specific maximum monthly rent. This amount is subject to annual adjustment based upon median incomes as determined by the United States Housing and Urban Affairs Department (HUD). Upon thirty (30) days written notice at any time during the tenancy, Owner may increase the Rent on the Premises to comply with the annual HUD increases.

What is the parking situation?

Tentants are provided with one covered parking spot and plenty of un-reserved spots free to use.

Are there plans to update the building?

We are consistently updating our property to provide the best for our tenants.

Is there a penalty for breaking my lease?

If one were to break their lease agreement, all future rents would become immediately due. No buy out options are provided at Red Rock at Sienna Hills.

What types of floor plans are available?

The community offers 2 and 3-bedroom floor plans, catering to a variety of living needs.

What amenities are included?

Amenities include a swimming pool, fitness center, luxury clubhouse, and modern apartment features.

What is the policy for guests using amenities?

Guests can use amenities when accompanied by a leaseholder but must be added to the lease if staying for more than 14 days.

Is there a security deposit?

Yes, a security deposit is required, along with pro-rated rent and other potential charges.
